Position Summary

The Commercial Maintenance Technician is responsible for the overall maintenance, repair, and upkeep of commercial properties to ensure safe, functional, and well-maintained environments for tenants and visitors. This role requires strong technical skills across multiple trades, attention to detail, and the ability to respond to emergency maintenance needs, including participation in an on-call rotation.

Key Responsibilities

• Perform routine maintenance and repairs on commercial buildings, including electrical, plumbing, HVAC, and general building systems
• Complete work orders in a timely and professional manner
• Conduct regular property inspections to identify maintenance needs and safety concerns
• Troubleshoot and repair mechanical systems and equipment
• Perform preventive maintenance to minimize equipment downtime and costly repairs
• Maintain building systems such as lighting, doors, locks, and common area features
• Ensure compliance with all safety standards and local building codes
• Coordinate with vendors and contractors as needed for specialized repairs
• Maintain accurate records of maintenance activities and inventory of supplies
• Assist with unit turnovers and build-out projects as needed

On-Call Responsibilities

• On-call to respond to after-hours emergencies
• Respond promptly to emergency service requests, including nights, weekends, and holidays
• Address urgent issues such as water leaks, electrical failures, HVAC outages, and safety hazards
• Communicate effectively with management and tenants regarding emergency situations

Qualifications

• 2+ years of maintenance experience in commercial or industrial properties preferred
• Working knowledge of HVAC, electrical, plumbing, and general construction
• Ability to diagnose and repair maintenance issues efficiently
• Strong problem-solving and troubleshooting skills
• Valid driver’s license and reliable transportation to commute between locations
• Ability to work independently and as part of a team
• Strong communication and customer service skills

Physical Requirements

• Ability to lift up to 50 pounds
• Ability to stand, walk, bend, and climb for extended periods
• Comfortable working indoors and outdoors in varying weather conditions
